Hopeful Ranch: award-winning olive producing estate hits the market in NSW Southern Tablelands

Southern Tablelands, NSW, 28 October 2025 – One of Australia’s most respected cool-climate  agricultural holdings, Hopeful Ranch, the home of the internationally awarded ALTO Olives portfolio,  has hit the market, offering a rare opportunity to acquire a premium olive and livestock enterprise in  the tightly held NSW Southern Tablelands.

Offered for sale via Expression of Interest through the Colliers Agribusiness team of Nicholas  Warmington and Adrienne Harvey, this renowned olive grove and farm is presented on behalf of  owner and olive industry expert Robert Armstrong, who established and has successfully operated  the estate for over 25 years. 

Colliers Agribusiness Executive Nicholas Warmington said Hopeful Ranch is a leading producer of Australian extra virgin olive oil and table olives, available domestically and in select international  markets. ALTO extra virgin oils and table olive products are distributed nationally and supplied to  some of Australia’s top restaurants including Sydney’s Saint Peter and the International Convention  Centre; Parliament House Canberra and Rockpool in Melbourne. 

“This is a rare opportunity to acquire a charming and highly regarded, vertically integrated turn-key  rural estate in a 770-millimetre rainfall zone offering scope for diversification through livestock and  potential carbon farming,” Mr Warmington said. 

“Hopeful Ranch is already generating early interest from a range of buyers.  



“The estate benefits from a mature and award-winning olive operation, underpinned by the  property’s strong underlying land value supported by pasture improvement, excellent water access  and livestock infrastructure. It will appeal to a wide range of buyers.

“Preliminary assessments also indicate strong potential for carbon farming initiatives, another  exciting opportunity to generate additional revenue,” Nick Warmington added. 

Colliers Agribusiness Associate Director Adrienne Harvey said the olive enterprise comprises 40  hectares of olive groves with around 20,000 trees, planted across 15 high-performing oil and table  olive varieties including Arbequina, Black Italian, Correggiola, Frantoio, Hardy’s Mammoth, Kalamata,  Koroneiki, Leccino, Ligurian, Manzanilla, Nevadillo Blanco, Pendolino and Volos. 

“In addition to its horticultural excellence, the property supports grazing operations, with  approximately 460 hectares of arable grazing land and an estimated carrying capacity of 3,100 Dry  Sheep Equivalent (DSE),” Adrienne Harvey said.  

“Water security is a standout feature, with 4.5 kilometres of Cooksvale Creek frontage, abundant  rainfed storage dams and 200,000 litres of rainwater storage.” 

Hopeful Ranch features two distinctive residences that blend historic charm with modern rural  living. The main homestead, originally built in the 1870s and extended using local stone, offers six  bedrooms, open-plan interiors, landscaped gardens, and a creekside setting.  

The second residence, built from timber and stone sourced on-site, features a large bedroom, an  attic sleeping area, fireplaces, full amenities, and sweeping views of the surrounding landscape. Both  homes are serviced by rainwater tanks and are connected by internal gravel roads, providing  flexibility for family living, staff accommodation, or country escape leisure rental. 

Adrienne Harvey added that the Australian olive industry continued to gain momentum, with  growing consumer demand for locally produced, high-quality olive products. In 2025, the national  olive harvest reached approximately 125,000 tonnes, producing 14.5 million litres of oil, with  demand for premium olive oils expected to continue to rise with consumers favouring products that  highlight health benefits and quality. 

“While Australia remains a net importer of olive oil and table olives, premium producers like ALTO  are well-positioned to meet the rising demand for quality, locally grown products,” Adrienne Harvey  said. 

“Hopeful Ranch will appeal to horticulturists but also those seeking rural lifestyle and opportunities  for potential further sustainable agricultural enterprises such as carbon sequestration farming.” 

Located at 3326 Peelwood Road, Peelwood, the property is strategically positioned just 45  kilometres from Crookwell, 89 kilometres from Goulburn, and 156 kilometres from Canberra— ensuring excellent access for both distribution and operational efficiency.
